Existing-premises assessments

Context:

A building in occupation, not yet checked end to end.

Primary deliverable:

Assessment report and ranked findings register.

Applicable situation

The building is in use and its standing needs to be recorded — ahead of a refurbishment, a lease decision, or a question from the board. Closes with a walkthrough of the report, then improvement planning where the works need sequencing.

Inspection scope

  • Approach, entrances and thresholds
  • Circulation routes, lifts and level changes
  • Washrooms, service points and workspaces
  • Signage, lighting, contrast and emergency egress

Recorded output

  • Assessment report with photographs and measurements
  • Findings register ranked by impact and effort
  • The applicable requirement noted against each finding
  • Management summary for decision-makers
S-02

Design-stage reviews

Context:

Drawings issued, works not yet started.

Primary deliverable:

Commented review against the applicable requirements.

Applicable situation

Drawings exist but works have not started — the point at which access problems are cheapest to resolve. Comments are issued to the design team and the revised drawings re-reviewed.

Inspection scope

  • General arrangement drawings and circulation strategy
  • Entrance, threshold and door details
  • Sanitary and accessible washroom layouts
  • Wayfinding and signage intent

Recorded output

  • A commented review against the applicable requirements
  • The reference behind each comment, so the design team can resolve it directly
  • A re-review once drawings are updated
S-03

Accessibility improvement planning

Context:

Findings already exist, ours or another party’s.

Primary deliverable:

Sequenced improvement plan across the site.

Applicable situation

The problems are already known and a defensible order of works is needed, whether the findings are ours or another party’s. Contractors then price the plan, and their proposals can be reviewed against the requirements.

Inspection scope

  • Existing findings and their severity
  • Site constraints, programme and phasing
  • Which obligations apply to the building and which do not

Recorded output

  • A sequenced improvement plan across the site
  • Works grouped so access is continuous rather than patchy
  • Compliance guidance in plain language

Multi-site assessments

Context:

Several premises under one owner or operator.

Primary deliverable:

Consolidated register plus per-site action plans.

Applicable situation

Several premises sit under one owner or operator and leadership needs one comparable picture rather than separate reports. A rollout order is agreed and, where useful, a reassessment cycle.

Inspection scope

  • The same survey checklist applied at every site
  • The requirements applicable to each location, confirmed before survey
  • Common areas and tenant-controlled areas, recorded separately

Recorded output

  • One consolidated findings register
  • A per-site action plan
  • A portfolio-level summary for leadership

Follow-up advisory

Context:

Works under way, complete, or requirements changed.

Primary deliverable:

Review notes and re-inspection findings.

Applicable situation

Works are under way or complete, or the requirements have changed since the last assessment. Held as a retained review at whatever interval suits the site or portfolio.

Inspection scope

  • Contractor and consultant proposals against the applicable requirements
  • Completed works against the original findings
  • Changes to requirements that affect the building

Recorded output

  • Review notes on proposals
  • Re-inspection findings after works
  • Updates when requirements change
